Buying Guide
Before you consider purchasing a property in Turkey, you need to be aware of the costs involved and expenses that you may incur during the buying procedure.
The following information provides you with some average figures for the year 2005 - 2006.
After agreeing to purchase a property you will be required to sign a contract between yourselves and the seller. This is normally prepared and drawn up by a solicitor at an average cost of approximately £250.
It is recommended that a translator is present to explain the details of the contract and answer any questions of concern you may have, there fee for this service is approx. £100
For a cost of £50 -£60, you can arrange for the solicitor to be a power of attorney, this normally speeds up the process of the sale, because they then can act on your behalf to buy the property and arrange for the title deeds to be transferred into your name, whilst you are back at home.
The fees for the solicitor and translator would need to be paid at the time you sign and have a contract agreed.
Following the contract being agreed, you would then normally need to pay a minimum 10% deposit with 80% balance of payments to be paid over a set period of time, then the final 10% paid on completion and on transfer of the title deeds. (Tapu Senedi)
On purchase of a property you should also be provided with a "Building Use Authorisation Document" (Habitation Certificate) detailing the facts about the buildings characteristics and who built or owned the property.
Additional Buying Costs
Agents Commission
If you buy through an estate agent there fee is normally 3% of the sale value of the property.
Buyers Tax (Deeds Transfer Charge)
This cost is 1.5% of the sale value stated on the Tapu. (This can be lower than the actual purchase price paid) The seller also pays the 1.5% charge.
Government Tax
This is approxitmately £100 and for the administration costs incurred for the military checks.
Belledier Tax
This approximate cost of £140 is for the property to be registered and map referenced, similar to land registry in the United Kingdom.
Council Tax
This is dependant on type, size and location of property.
Electric and Water Supply Connection
A standard charge for these services to be connected and transferred to your name once the purchase is complete, can be between £150 and £350. This is dependant on location and the work involved to actually connect the supply.
Earthquake Insurance
Turkish law requires all property to have a Dask Certificate, proof the property has earthquake insurance and premiums will depend on size and location of property.
Buildings and Contents Insurance
It is strongly recommended that you have contents insurance and this cost is dependant on the property purchase price and your own valution of the property contents.
Maintenance Charge
Maintenance charge only applies if property is part of a complex and will be in the region of £100 - £600 per year depending on size and facilities available within the complex.
